The PulseTracker surveys gauge prospects’ reactions to their leasing agents and tours. We ask your prospects questions about:
- Their likelihood to lease
- Whether they consider your apartment a good value
- How the property looked
- What attracted them to the property
- Their impression of their leasing agent
- How they found the apartment
- Which communities they are considering
How it Works

Prospects are surveyed via email after leaving the community. These
surveys are similar to traditional “shopping services” at a property,
but the information is gathered more frequently and provides honest,
unbiased feedback collected directly from prospects.
Prospects’ responses are compiled in a detailed community index report. You will have online access to review specific feedback from individual prospects as well as examine historical data from several months’ worth of surveys. You will also receive monthly reports, and upon each survey’s completion your manager will receive an update report (QuickPulse) within 24 hours. By evaluating the trends tracked in these reports, you will gain valuable insight to factors affecting overall profitability – staff performance, unit pricing, customer service, and operations.

Reports Included
QuickPulse Reports – provides your management with next-day anonymous feedback each time a prospect completes an online survey. QuickPulse reports provide indexes in three categories: Leasing Agent, Value Perception, and Marketability of the property. This report also includes information on the competition and referral sources.
Manager Monthly’s – sent to each property manager, this report provides summary ratings of the performance of each leasing agent. This report also compares the rating of the individual property to the company’s monthly average.
Prospect Trend Reports – provides a monthly side-by-side comparison of each of your properties to each other and to company averages. This report measures trends at each of your properties regarding personnel, pricing, value perception, and marketability.
Online Quick Pulse Reports – tabulates all prospect responses for quick viewing, especially useful for area and district managers. The report lists all responses for a particular region and allows for sorting and drill-down capabilities to the actual survey responses if necessary.
