In the latest episode of The Multifamily Review, Marcus Armstrong breaks down findings from 24,374 student housing move-in surveys completed within 48 hours of students picking up their keys in Fall 2025. At first glance, the results may seem encouraging. The overall Fall Move-In Index came in at 6.8 out of 10, with Ease of Move-In at 7.5, Staff Helpfulness at 7.2, Leasing Experience at 7.0, and Move-In Experience at 7.1. But beneath those headline scores, two areas stood out for the wrong reasons: Cleanliness at 6.2 and Unit Condition at 5.8.

The data makes one thing clear: staff can deliver a strong experience, but they cannot fully overcome a unit that is not ready. Students who gave their unit a cleanliness score of zero had an average referral score of just 3.2 out of 10, while students who gave cleanliness a perfect 10 had an average referral score of 8.9. That 5.7-point swing shows how closely cleanliness is tied to word-of-mouth, future leasing potential, and first impressions. Even when staff scored a perfect 10, a dirty unit still pulled referral likelihood down significantly.

Written feedback reinforced the same message. Out of 16,879 student suggestions, cleanliness was the largest topic, appearing in 20.8% of responses. Broken appliances and maintenance concerns followed at 13.6%, while management and communication issues appeared in 9.2%. These findings point to an operational reality: the biggest move-in risks often happen before students ever arrive. Cleaning, appliance checks, maintenance follow-up, and final unit walks need to be completed early enough to leave time for second looks and corrections.

For student housing operators, the opportunity is not necessarily to do something new. It is to do the right things earlier. The 72 hours before move-in can determine whether a student walks into a clean, ready unit or becomes disappointed on day one. When the unit is ready and the staff experience is strong, referral scores rise dramatically. But when the door opens to cleanliness or condition issues, even great service may not be enough to save the experience.

The takeaway is simple: move-in success starts before move-in day. Every student walking through the door is carrying next year’s referral potential, renewal decision, and word-of-mouth impact. A clean, ready unit is not just an operational checklist item. It is one of the clearest drivers of student satisfaction and future leasing performance.
