About Einstein Best of Awards
The Einstein Best of Awards recognize the top companies and properties that excel in the five operational pillars residents value most: Customer Service, Communication, Cleanliness, Maintenance, and Security. These awards spotlight communities and companies that consistently deliver exceptional day-to-day service—not just earning high ratings, but avoiding the complaints that today’s savvy renters often scrutinize more deeply than stars. By outperforming in the operational moments that matter most, these properties build trust, strengthen loyalty, and gain a lasting competitive advantage in an increasingly transparent rental market.
What is Einstein?
This recognition is driven by J Turner Research’s proprietary AI tool, Einstein, which uses advanced Thought Analysis to categorize and evaluate review content with unmatched precision. All open-ended feedback is expertly organized into 22 multifamily-specific operational categories, and with over 12 million reviews analyzed, Einstein provides unparalleled insight into property operations. Instead of focusing solely on star ratings, the Einstein Best of Awards dig deeper into the actual experiences residents share—shining a light on properties that demonstrate everyday operational excellence.

Einstein Best of Awards for Properties
Honoring the Top 25 properties excelling in operational areas valued most by residents.
In 2025, J Turner Research introduced the Einstein Best of Awards, recognizing the Top 25 properties that excel in the five areas of onsite operations valued most by apartment residents– Customer Service, Communication, Cleanliness, Maintenance, and Security.
The average ORA score of the winning 125 properties is 84.57. These properties have improved their ORA score by 6.96 points over 18 months.
Eligibility:- To ensure sentiment was reflective of current resident satisfaction, we analyzed reviews over the last 18 months (January 2024 to June 2025). Properties that did not have reviews dating back at least one year were not considered.
- To be considered for this ranking, properties must not have received any online complaints in the respective operational category. Further, we determined the winners by the highest ratio of compliments.

Explore the Research Shaping the Future of ORA and Online Reputation
J Turner Research’s two flagship studies reveal how renter decision-making is rapidly evolving—and why reputation can no longer be measured by star ratings alone. The Mechanics of Online Review Sites and ILSs (14th edition) provides the industry’s only longitudinal, data-driven view into the growth of online reviews, shifts in sentiment, and the changing market share of review sites through Q2 2025. Complementing it, Why Star Ratings Are No Longer Enough uncovers how renters truly evaluate communities, showing that prospects dig into review content, prioritize health and safety over amenities, and increasingly rely on AI tools to surface red flags. Together, these reports illustrate why ratings no longer tell the full story and set the foundation for the next evolution of the ORA Score.
