Joseph and Nitin explain that ORA is a metric that synthesizes feedback on review sites to give properties a score that indicates the level of resident satisfaction for a particular property. It helps property managers understand where they are excelling and where they need to focus improvement efforts, allows management companies to compare the success of properties nationwide, and helps prospective residents narrow down their options based on resident feedback.
Beyond those outcomes, Joseph and Nitin explain how ORA and the Elite 1% provide an opportunity to recognize properties that are doing exceptionally well. It highlights communities who treat their residents well and earn their satisfaction through great customer service—and every increase in ORA score increases the company’s bottom line, as well. Since prospects are more likely to visit communities with a higher ORA score, this is something that management teams can pitch to potential investors, as well.
As review sites and management approaches are always changing, only four properties have been featured on the Elite 1% list every year for the past 10 years. The list for 2023 will be announced on January 29 at 11:00am CST, and you can register on the J Turner Research website to access this announcement.
