As the sheer number of reviews continues to trend upwards, it’s worth questioning where they are concentrated. According to our dataset – of the 1,468,871 reviews counted in 2024 – 942,421 of those were reported on Google. This is a staggering 64% share, demonstrating Google’s leading position in the online review ecosystem. Operators should thus focus marketing efforts on Google. 

Up next is Apartments.com which contributed 118,935 reviews, or 8% of the 2024 total. ForRent matched with 119,035 reviews, however, their seemingly impressive count largely stems from their aggregation of reviews from a variety of external sources. Ergo, in terms of platform-endemic reviews, the next highest contributor was ApartmentRatings which amassed 77,012 new reviews (5% of the annual total).    Chart 1-3It’s worth noting that Facebook and RentPath owned sites have elected to actively remove reviews from their platforms. 388,561 reviews were purged in the latter half of 2024. There is an observably dynamic and – at times contradictory – interplay within the review space. This shifting and dynamic landscape warrants continuous observation and analysis.
