ORA Power Rankings - Past, Present, and Future
For more than a decade, J Turner Research has been the authority in quantifying the online reputation of multifamily properties. We are the pioneers of the Online Reputation Assessment (ORA) Score, the gold standard in measuring and benchmarking multifamily properties and companies' online reputation. We are the ONLY company to monitor the online reviews and ratings of 144,000+ properties nationwide.
In this blog, we outline the history of the ORA Score and ORA Power Rankings and highlight the upcoming changes in 2025 - some of our most awaited rankings will be announced in a different month.
What is ORA Score?
Through exhaustive research, J Turner Research has established an unbiased model to measure the online reputation of apartment properties nationwide across all relevant review sites which track apartment reviews. This model establishes an ORA score for each property, which is a statistical aggregate of that property’s ratings across various review sites and ILSs. The ORA score is based on a scale of 0–100 and is updated monthly. It provides a method for management companies and properties to rank their relative strength vs. competition.
RealPage has indicated that there is a direct correlation of ORA to the bottom line. Their most recent study showed a 9.3BPS return to market for every point of change in ORA. Currently, J Turner Research monitors the online ratings and reviews of over 139,000 properties nationwide across 13 review sites and ILSs to statistically determine ORA scores for each property.
ORA Power Rankings – Published since 2015
Based on the ORA Score, for the past 10 years, J Turner Research has published the monthly ORA® Power Rankings that rank multifamily properties and companies in association with our media partner, Multifamily Executive.
The ORA® Power Ranking is an independent assessment; a property or management company is not required to be a J Turner Research client to qualify for it. These rankings are dynamic and may change month to month.

Introduction of J Turner Research's Thought Analysis Tool in 2024
J Turner Research’s latest Thought Analysis Tool, developed over a period of four years, combines the power of AI with over 20 years of multifamily expertise.
Thought Analysis measures the resident experience offered by a property by analyzing & categorizing every comment in online reviews into 22 operational categories specific to the multifamily industry. The categories were determined using frequency analysis on an extensive pool of over 1.7 million reviews. In 2024, we introduced the Thought Analysis Best of Awards to recognize properties and multifamily companies excelling in operational areas that matter most to residents – customer service, maintenance, communication, move-in, and general cleanliness. Specifically, these awards were introduced for the following ORA Power Rankings:

The 2025 ORA Power Rankings - See what's new!
New year, new beginnings! In 2025, we will be introducing some changes to the rankings. Our flagship rankings will remain the same, only the monthly publishing order will change.
